SIPP Approved – Short Term investments with a minimum fixed 12% return
Expressed in the simplest possible terms, the developer buys German Listed Buildings. They then renovate them to a disciplined schedule before the inevitable sale to German Property Buyers. The German Government extends a unique tax incentive to any German Citizen who purchases a Listed Building that matches a specific set of criteria.
Investors in the UK can apply their money to an Investment Structure that uses a Secured Loan. The Investment Structure then utilises German Listed Buildings as the underlying asset class to create profit and Investor return. As a welcome security measure, the Investor has First Legal Charge on the German Listed Building until Capital & Interest is returned to the Investor at the end of the term.
When the 12 month investment term is chosen, the Investor receives their 12% interest in two payments – one after six months and one at twelve months, along with the initial capital. The renovation timescale can vary but this does not impact UK Investor return.
Investors who choose the 3 & 5 year term options can choose the Capital Growth Option. This option automatically sees the Investors interest and capital rolled into new German Listed Building Projects for the duration of their chosen term – thus accessing the benefits of compound interest.
There is also an Invest for Income option. Once again, this permits the Investor to choose a 3 or a 5 year term. The Investors Capital is committed for the full term but interest payments are made on a six monthly basis.

The major attraction of this investment opportunity is that it provides all the security normally associated with property purchase and ownership without the main drawback, namely the difficulty of quickly converting the secured asset into liquid funds should there be a need for cash flow.
